If you've had your home listed and you weren’t able to get it sold, don’t be discouraged; the reason that it didn’t sell might not have anything to do with your home or the market at all. The truth is that your home might have been one of the more sought-after homes in the area. If your home was listed and you didn’t get the results that you wanted, take a step back to review the situation but the question is, where would you start?
The first thing you should do is to commit to doing anything and everything that you need to in order to get your home sold. One of the keys to this is finding the right system when you do this, the sale of your home is within reach.
So why didn’t your house sell? Review your previous sales plan and what you’ll realize is that a listing that didn’t sell is usually due to one or more of these following things:
1. Teamwork
2. Pricing
1 – Teamwork
Your home is one of the biggest, if not the biggest, financial purchases and commitments you’ll ever make. The relationship you have with you and your realtor should be complete where all of your questions and concerns are completely addressed, and you receive detailed and productive feedback on the sale of your home and the progress of that. The realtor that you are working with has the responsibility to get feedback from other agents who have brought clients to your home. This way, they can get together with you and make a well-informed decision on what the next steps to take next. How well did your last realtor do this for you?
2 – Pricing
Did your price help you or harm you? Many times, when it comes to Real Estate or the sale a home, the “sweet spot” price depends on three factors:
- Market Conditions
- Competition in your market/immediate area
- Condition of your home
Setting your price too high or too low is very detrimental; if your home doesn’t stack up against the other homes that are in competition with you, potential buyers will not consider your home when they’re comparing it to others. Remember: STATISTICS ARE FACTS. FACTS WILL BE YOUR BEST FRIEND.
Here are some things that you should always do:
- Ask your realtor to give you an up-to-date comparative market analysis. This will help you determine a more competitive price to sell your home at
- Review other homes that are comparable to yours that have been sold and are for sale presently
- See how long homes are on the market for so that you know what the average time it takes for your home to be sold
- Look at what homes for sale have expired. This will give you a good understanding of why they weren’t sold
*It is important to note that we didn’t take into account how much you paid for your home or what you have done to update/upgrade it. The market value of your home is dependent on what the buyer is willing to pay and how much you, as the home seller, are willing to accept.
